station. It is zoned Commercial Business (CB). The proposed bank <br />building would have six drive-thru lanes located at the north end <br />of the building. It will be a masonry red brick building with <br />stucco trim and an overall building height of 21'. The site plan <br />did! not reflect improvements in the utilization of Hwy. 42 access <br />point, as staff wanted to study it further. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Tom Honig, President of Norwest Bank in Boulder, 1242 Pearl Street, <br />Boulder, Colorado, was present to answer any questions. <br /> <br />Jane Vedder, Project Manager with Norwest Properties, reviewed the <br />project drawings. She explained that they are proposing to leave <br />the northern section of the property undeveloped for future bank <br />expansion, employee parking, additional customer parking, and the <br />potential to expand the drive-ups. Also, they proposed to leave <br />the Hwy. 42 access point undeveloped, as there are some turning <br />restrictions there and it is not a requirement of the bank at this <br />point. <br /> <br />Howard wondered about the bank's possible improvements of Hwy. 42. <br /> <br />Barbara Songin, Project Architect, working with Norwest Properties <br />on this project, stated that it is not currently within the five <br />year plan for highway development to do that. They wanted to stay <br />away from that at this point and keep their development within <br />their property line. <br /> <br />Howard wanted evergreen trees along South Boulder Road. <br /> <br />Songin explained that they had a 40' utility/drainage easement <br />along South Boulder Road with a 12" water line and there will be a <br />connection from their water retention area to an existing catch <br />basin in front of the Diamond Shamrock, all of which will need to <br />stay 10' away from the evergreens. <br /> <br />Howard: <br /> <br />Where is your drainage on-site going <br />to be? <br /> <br />Songin: <br /> <br />We want to have it all drain in the <br />depressed area in the utility and <br />drainage easement that currently <br />exists. <br /> <br />Howard wondered about the lighting. <br /> <br />Songin stated that there are six pole lights around the perimeter <br />of the site. They are expecting the spill from the Diamond <br />Shamrock to illuminate the rest of the site. <br /> <br />5 <br /> <br /> <br />
