-it .6- _ 1 r. <br /> � � <br /> * ; <br /> Caledonia St 1 , <br /> U) <br /> a <br /> 6 S� <br /> G <br /> BACKGROUND: <br /> The applicant requests front and rear setback and floor area variances to allow for <br /> additional development of his property located at 940 Caledonia Street in Old Town <br /> Louisville. The property is governed by the Old Town Overlay Zone District. <br /> The property is 3,198 square feet, measuring 53 feet in width and 60 feet in depth. There <br /> is currently a 722 square foot house on the property. It sits approximately 5.5 feet from the <br /> front (north) lot line, 25 feet from the rear (south) lot line, one foot from the east side lot <br /> line, and 27 feet from the west side lot line. The applicable standards from the Old Town <br /> Overlay found in section 17.12.050 of the Louisville Municipal Code are as follows: <br /> Front setback: 20 feet <br /> Rear setback: 25 feet <br /> Side setback: 5 feet <br /> Maximum allowed floor area: 1,599 square feet <br /> As the property is currently developed, it does not comply with the front and east side <br /> setbacks. The proposed two-story addition would be on the rear and west side of the <br /> existing house. It would encroach 5.5 feet into the front setback, and five feet into the rear <br /> setback. The addition would total 944 square feet, bringing the floor area to 1,666 square <br /> feet, or 67 square feet more than allowed. The proposed addition would comply with lot <br /> coverage and side setback requirements. The existing east side and front setback <br /> encroachments would not be brought into conformance. <br /> 2 <br />
