Coal Creek Business Park Floodplain Study <br />2. Existing Site Description <br />Lot 2 is approximately 6.977 acres and is currently developed with an 80,000 square foot office <br />building with associated parking. The left bank of Coal Creek south of the existing parking lot <br />consists of native grasses and shrubs, with dense wetland vegetation within the defined section <br />of the drainageway. <br />3. Scope of Work <br />The proposed improvements within Lot 2 include a 40,400 sq. ft. addition on the west side of the <br />existing building and the addition of required parking. The proposed parking will be added to the <br />south side of the site as well along the east side of the site. The parking on the east side of the <br />site will as require a revision in the property line to encompass these additional spaces. A <br />Subdivision Plat Amendment is being submitted through the City of Louisville. The additional <br />parking spaces require the placement of fill within the effective SFHA and Floodway. Additionally, <br />the proposed parking spaces affect an existing detention pond (Pond A). Re -grading of Pond A <br />and underground detention will be required to accommodate the necessary volumes for regional <br />detention and water quality. <br />Phasing alternatives for the proposed building addition include a 20,000 sq. ft. and a 40,000 sq. <br />ft. option. The 20,000 sq. ft. alternative would be two stories with 10,000 square feet within each <br />story, and an outdoor patio within the remaining 40,000 sq. ft. footprint. The 40,000 sq. ft. <br />alternative would begin with a 20,000 sq. ft. single story addition and a future 20,000 sq. ft. second <br />story addition. Both phasing alternatives utilize the full 40,000 sq. ft. building footprint and are <br />considered equal from a hydraulic perspective. <br />The hydraulic comparisons made in this study are between pre -project conditions (current <br />conditions) and post -project conditions based on the proposed improvements. The hydraulic <br />analysis is not intended to show, nor does it imply, that the overall existing Coal Creek Business <br />Park development has no impact on the FEMA effective SFHA or BFEs. <br />October 26, 2016 <br />rviA TIN ' RTI' <br />Page 2 <br />
