Mike Jones has owned the majority of this site for years and has <br />looked to development. Randy Luellin owned the corner site for years and he was not interested <br />in developing. Randy sold his property to Mike Jones so he and Mike Eisenstein are moving <br />together to develop. A couple of things of note are the density is a little less than zoning would <br />allow. 46 units are allowable per the zoning and we have 44. Mike came up with an idea to <br />honor the families with the street names. The names fairly unique such as Romano, Gelsomino, <br />Clementina, Domenica, and Nuncieta. I think it is a way to have some history infused into this <br />development. There is a leftover piece of right-of-way, a pie -shaped triangular piece to the east <br />of East Street and to the west of Highway 42 and north of Lock Street. The owners left that as <br />part of their community benefit for this site to develop gateway landscaping. Currently, it is a <br />graded flat wheat patch. We have talked to Parks and Open Space about the ability of the <br />developer to improve it, possibly provide a trail that could be connected up the north, and <br />provide some landscaping that would be drought tolerant. It would be much nicer than what is <br />there now. Parks and Open Space have indicated that they are open to it and have no plans for <br />this property. To have the developer improve it has been seen as a benefit. We have talked <br />
