RESOLUTION NO. 79 <br />SERIES 2016 <br />A RESOLUTION APPROVING A FINAL PLANNED UNIT DEVELOPMENT (PUD) TO <br />ALLOW FOR A 15,186 SQUARE FOOT OFFICE, MANUFACTURING, AND <br />WAREHOUSE FACILITY AND ASSOCIATED SITE IMPROVEMENTS ON LOT 1, <br />BLOCK 2, COLORADO TECHNOLOGICAL CENTER, FILING NO. 1 <br />WHEREAS, there has been submitted to the Louisville Planning Commission an <br />application approving a Final Planned Unit Development (PUD) plan to allow for the <br />construction of a 15,186 square foot office, manufacturing, and warehouse facility and <br />associated site improvements on Lot 1, Block 2, Colorado Technological Center, Filing <br />No. 1; and <br />WHEREAS, the City Staff has reviewed the information submitted and found <br />that, subject to conditions, the application complies with the Louisville zoning and <br />subdivision regulations and other applicable sections of the Louisville Municipal Code; <br />and; <br />WHEREAS, after a duly noticed public hearing on November 10, 2016, where <br />evidence and testimony were entered into the record, including the findings in the <br />Louisville Planning Commission Staff Report dated November 10, 2016, the Planning <br />Commission recommends the Final PUD for Lot 1, Block 2, Colorado Technological <br />Center Filing No. 1 to City Council, with three conditions. <br />NOW THEREFORE, BE IT RESOLVED that the City Council of the City of Louisville, <br />Colorado does hereby approve a final Planned Unit Development (PUD) plan to <br />construct a 15,186 square foot office, manufacturing, and warehouse facility and <br />associated site improvements on Lot 1, Block 2, Colorado Technological Center, Filing <br />No. 1 with the following conditions: <br />1. Prior to the issuance of a Certificate of Occupancy, the PUD Amendment for the <br />site work needed to create the shared access at 637 and 667 Pierce shall be <br />approved. <br />2. Prior to the issuance of a building permit, the access easement to allow for cars <br />parked in the spaces adjacent to the east property line to have ingress and <br />egress through 667 Pierce shall be executed. <br />3. Prior to the issuance of a building permit, the drainage easement along the <br />eastern property line shall be vacated. <br />PASSED AND ADOPTED this 20th day of Dece •er, 2016. <br />By: <br />Robert P.
