Christopher Plaza II Phase II <br /> NOTES <br /> I. Improvement plans shall be approved by the Public Works Department prior to <br /> construction of public improvements. <br /> 2. The property owners shall maintain the landscape located within the right-of-way <br /> adjacent to-their lot. <br /> 3. Deciduous trees shall not be planted within 5 feet and coniferous trees shall <br /> not be planted within 10 feet of a public sidewalk or utility. <br /> 4. Site lighting9 shall be provided by means of pole-mounted fixtures and buildingg <br /> mounted fixtures. Building and pole-mounted lighting shall not exceed 24' In height. <br /> Fixture design, spacing and shielding shall be provided to cut-off effect of <br /> lighting at abutting properties, exclusive of shared access easements. Locations <br /> of pore-mounted fixtures shall be as shown on sheet 2. <br /> 5. All trash enclosures shall be constructed of materials to match the building <br /> architecture, see elevations on Sheet 3 <br /> 6. See the "Christopher Plaza II Subdivision", Lot 1, Block I for all property line and <br /> easement information. <br /> 1. All landscaping 8 paving, etc., beyond the "Christopher Plaza II Retail" area of work <br /> are existing. Locations are approximate. <br /> S. All existing public and private sidewalk, curb, gutter, and asphalt adjacent to the <br /> perimeter of the site that is cracked , settled, or otherwise damaged shall be <br /> removed and replaced by the contractor, as determined necessary by the City <br /> as part of the project, and at the developer's expense. <br /> q. Retail signage shall be per CDDSG 1.2. Ground mounted building identification signage <br /> shall be a maximum of 32 sf. Maximum retail flush-mounted signs shall be I square foot <br /> of sign area per linear foot of buildingfrontage of the individual business. No Individual <br /> sign shall exceed 200 square feet. hristopher Plaza Retail building frontage equals <br /> 200 If. 7 flush mounted tenant signs and I building mounted sign on tower are proposed. <br /> Total signage not to exceed 200 square feet.
