Fraker:

Mayer:

If we were to plan a park for a
development, I believe that a park
that would be located in this corner
of a project would be in the wrong
position to serve our community.
This site would be adjacent to
Cherry Street, which for young
children in and around Cherry
Street, it would have a rather poor
access to serve the entire
development. In answer to your
question, I'm afraid that would not
be good planning overall for the
development or the City.

If we approve this, there is really
no guarantee that necessarily the
annexation is going to be approved.
Will you be able to go forward with
this without the immediate
annexation of the remaining 27
acres?

Fraker:

This site stands alone and that's
why we have to provide these
easements and accesses. We have to
put the money in escrow to make the
improvements to the street. This
site is not dependant upon the other
27 acres for development.

Bart Puryear, Planning Commission, 928 LaFarge, Louisville, CO.

Puryear:

In regard to the "cash in lieu of"
and to the dedication of this as a
possible park, I think that Council
needs to be aware that in the total
acreage there is a Public Service
easement that's fairly wide that
goes through the entire property.
That is, essentially, open area that
is not a part of any dedication. It
was felt by the Commission that to
ask them to dedicate another portion
for the 12% of this would strap them
to some degree. With regard to
dedicating this area that's before
the Council tonight as a park, I
think that you need to note that
this is part of the overall plan and
that can't be developed.
