detached garage with a 3' side yard setback and an addition to the residence with a 21'-4" <br />side yard setback. <br />The lot coverage variance is to allow an increase in the maximum lot coverage from 20% <br />to 26% to allow the improvements noted above. The subject property is 7,675 square feet <br />in area. The current lot coverage is 991 square feet (13% of lot area). With the proposed <br />addition of 413 square feet and a new 572 square -foot detached garage, the total lot <br />coverage is 1,976 square feet (26% of lot area). <br />BACKGROUND: <br />The subject property is zoned Residential Estate (R -E) and located in the Scenic Heights <br />subdivision. The existing home was constructed in 1970. The property fronts Longs Peak <br />Drive and abuts South Boulder Road to the north. Further north, across South Boulder <br />Road are the Village Square and Centre Court developments. To the east of Scenic <br />Heights is vacant property zoned Residential Low (R -L). To the west is multi -family <br />housing, zoned Residential High (R -H). <br />Setbacks <br />The R -E zone district requires a minimum front yard setback of 30 feet, a minimum side <br />yard setback from a street of 30 feet, a minimum interior side yard setback of 10 feet, and <br />a minimum rear setback of 10 feet. The proposed modifications comply with front and rear <br />setbacks. <br />The existing home on the subject property has a side setback from South Boulder Road of <br />21'-4".
