<br />GENERAL:
<br />1. It is the intent of this final Industrial Planned Unit. Development
<br />Plan to indicate the general and conceptual development of the Colo-
<br />rado Technological Center First Filing. Prior to building permit
<br />issuance, each site shall be approved by the City as specified here
<br />and in the Subdivision Agreement.
<br />a. A site plan shall be presented showing all buildings,, parking,
<br />landscaping, utilities, and other proposed improvement.
<br />b. Major deviations, as determined by staff, from this P.U.D. plan
<br />will necessitate Planning Commission and the City Council approval.
<br />c. Plans shall be presented or124" x 36" mylar.
<br />•
<br />d. Each site user shall provide a report addressing the following areas:
<br />1. Industrial type and characteristics:
<br />a.) manufacturing, distribution ... etc. and of what products
<br />b.) anticipated number of employees
<br />c.) present pay scale of employees and needed educational levels
<br />2. Anticipated water and sewer needs
<br />3. The characteristics of the process of the industrial type, with
<br />particular emphasis on what measures will be taken to mitigate
<br />adverse characteristics such as water, noise, and air pollution
<br />4. Material transportation requirements (rail and/or truck)
<br />5. Any other information or exhibits he deems pertinent'in evalua-
<br />tion of his proposed planned Unit Development.
<br />2. CTC will provide access to 96th Street at Delaney extended in accordance
<br />with Louisville standards when, in the opinion of the City, such access
<br />is necessary to accomodate traffic generated by the CTC development, and
<br />when R.O.W. is provided.
<br />3. Any park facilities to be provided will be constructed by the owner upon
<br />completion of 50% of the building sites. Said park shall be dedicated
<br />to the City if maintained by the City.
<br />4. CTC shall provide space for transit facilities, such as bus stops and
<br />shelters, (to be coordinated with RTD and Louisville authorities.)
<br />SPECIFIC:
<br />A. Adequate fire fighting capacity shall be provided in accordance
<br />with Section 13.301 of the fire code or any other pertinent re-
<br />quirements.
<br />B. Provide curb cuts (with X -pans) as opposed to driveways.
<br />a. Access shall be limited to one cut per lot; unless special
<br />conditions merit more cuts.
<br />b. Where possible, curb cuts on opposite sides of a street shall
<br />be directly across from each other.
<br />c. Where possible, curb cuts shall be provided at the common
<br />property line of two adjoining parcels for joint access.
<br />C. All landscaping of each site to be completed within one year of
<br />the issuance of the Certificate of Occupancy.
<br />a.) 20' minimum landscaped set back on all streets. Use of berms
<br />and landscaping on site, in parking area, adjacent to buildings
<br />to minimize the impact of the development.
<br />D. Lighting type and installation to be such that no direct glare is
<br />viewed from adjoining properties (in and out of platted area)
<br />E. Site signs shall conform to a single design, variable by material
<br />and color only, as shown on the P. U. D.
<br />F. Outdoor storage areas shall be screened from view and shall have an
<br />all weather surface.
<br />G. Undeveloped portion of sites with building improvements shall be
<br />maintained at least in natural grasses.
<br />H. Those fences facing any street shall be of a solid wood type or of a
<br />type with similar aesthetic appeal, or screened from view with plant
<br />material. The design type and location of fences shall be indicated
<br />on the plan. Fences shall not be located in the landscape setback.

<br />1. Each site plan shall show drainage and retention areas and point flows
<br />J. Adequate bicycle storage facilities to be provided at each site. Bi-‘,
<br />cycle Trails along arterial streets to be constructed by the developer.
<br />K. All docking, loading, service, storage, trash and other similar areas
<br />to be screened from streets.
