Additional uses shall be permitted as provided in Section 17.72.060 of <br />the Code. <br />3. Agricultural uses and other uses similar in character shall be permitted <br />to continue on each parcel until such time as the parcel is developed. <br />4. In order to ensure continuity and compatibility of design, parcels not <br />being zoned by this general development plan are shown on the plan. Only <br />those parcels shaded and labeled as parcels A through J (including <br />adjacent open space) are regulated by this plan. <br />5. Access to State Highway 42 shall be subject to approval by the City and <br />Department of Highways. This general development plan anticipates full <br />turning movements at the intersections of the loop collector streets with <br />Highway 42 as well as at least one right in/right out access to each <br />parcel abutting Highway 42. <br />6. The collector street configuration is conceptual and is subject to site <br />specific planning and engineering. <br />7. This general development plan specifically excludes Paschal Drive. <br />Improvement of that street to Louisville standards is not anticipated. <br />8. Yard and bulk requirements shall be in general conformance with Sections <br />17.12.040 and 17.72.190 of the Louisville Municipal Code in effect <br />11/8/89. Density of commercial and office development shall not exceed a <br />floor area ratio of 0.30 unless otherwise approved by the City. Site specific planning of -individual parcels shall recognize potential <br />impact of adjacent parcels and incorporate measures to ensure <br />compatibility or to mitigate adverse impact which cannot be avoided. <br />10. Only those portions of mixed use planning areas to be developed as <br />residential shall be considered to be zoned residential for purposes of <br />the City's water rights dedication policy. <br />1,1. Easements required for City utility construction shall be located in <br />general conformance with this plan and shall otherwise be located to <br />maximize development flexibility of the property. <br />12. Timing of development shall be dependent on market conditions. ' <br />13. The potential connection of future Lafayette development to the loop <br />collector street between parcels C and D shall constructed at no cost to <br />adjacent Louisville property owners. <br />14. Although development constraints may requie the open space greenbelt to <br />narrow in some locations,'the continuity of the pedestrian/bicycle paths <br />shall be maintained. <br />15. This plan is conceptual in nature and should not be interpreted to <br />establish precise dimensions, acreages or public use land dedications in <br />excess of 12 percent.
