Board of Adjustment <br />Meeting Minutes <br />February 15, 2017 <br />Page 6 of 10 <br />Ritchie replies that Staff and the applicant met with Public Works, and that Public Works was <br />okay with conceptually narrowing the driveway. <br />Applicant Presentation: <br />Barry Binns, Binns Design Services, 1221 Cedar St, Broomfield, CO. Binns stated he is the <br />co-owner of Binns Design Services and representing the applicant. The applicant had a <br />previous engagement and could not attend. The applicant does not live at the proposed <br />property. The property is a rental. The applicant wants to down size and make the rental, which <br />is the proposed property, their permanent home. Applicant wants to enlarge the home and make <br />it one -level living. The applicant is proposing a detached garage but putting it further into the <br />backyard and making the driveway as straight as possible. After the applicant met with Public <br />Works, Public Works gave the suggestion to make the driveway narrower from Longs Peak <br />Drive so that no cars would be blocked heading westbound on South Boulder Road. The <br />applicant decided to make the driveway 11 feet wide, and then the driveway would gradually <br />become the same width as the garage door as it progressed to the eastern side of the property. <br />Binns believes that the applicant's driving skills will diminish as the applicant gets older, leading <br />to possible damage to vehicles and to themselves. For these reasons, the applicant is <br />proposing the three feet to keep the southernmost portion of the driveway directly in line with the <br />southernmost portion of the 16 foot garage door. The applicant's biggest concern is keeping the <br />driveway straight alongside the house. Binns says if the garage shifts two or three more feet, it <br />will be blocked partially by the home and for that reason, the applicant would like to keep three <br />feet on the setback. <br />Commission Questions of Applicant: <br />Stuart asks if Binns is happy with the narrow driveway that expands to the door, leaving it three <br />feet from the property line. <br />Binns explains that the applicant originally had it 16 feet all the way to Longs Peak Drive, but <br />the applicant understands Public Works concern over the original plan. So the applicant is <br />happy with the narrow driveway. <br />Campbell asks about the distance from the back setback line to the house. <br />Binns says it is 17 feet, as proposed by the back of the garage, another 26 feet for the depth of <br />the garage, plus another 8 feet. This is totaling 51 feet from the back rear east property line to <br />the back of the proposed addition, which is ten feet off the existing house. <br />Campbell asks if the applicant considered rotating the garage 90 degrees. Campbell asks why <br />the garage can't be shifted to the south side in the backyard. <br />Binns says if they did that, they'd have to egress off of South Boulder Road. Binns says that <br />wasn't a consideration the applicant had thought of. <br />Stuart reminds the board that they can't re -design the applicant's proposed plan during the <br />meeting. <br />Williams asks if we normally get a condition. <br />Stuart replies that sometimes we put a condition on. <br />
