The building includes high bay <br />volume under the flat roof (20' clear). A partial Second Floor overlays approximately 26% of the Main Floor <br />in the northwest corner of the Building. The Building is oriented with (10) prospective tenant entries on the <br />west facing CTC Boulevard and (1) prospective tenant entry on the north facing Dogwood Street. All loading <br />and utility services are on the rear (east) of the Building which are screened from view of the adjacent <br />commercial property to the south (368 CTC Boulevard) and the commercial property to the north across <br />Dogwood Street (2051 Dogwood). Site improvements and core and shell building construction will be complete within 9 months <br />following commencement of construction. <br />EXTERIOR LIGHTING: <br />See Sheets El and E2 for: pole mounted, wall mounted, bollard and recessed exterior lighting locations and <br />fixture specifications. <br />SIGNAGE: <br />The Project proposes 1 single faced exterior lit monument sign located as indicated on Dwg 01/A01. <br />Monument sign shall be limited to 25 sf per face. The Applicant requests a Waiver of certain provisions of <br />applicable IDDSG requirements for building mounted signage to be replaced by criteria as described on <br />Dwg 01/A03 under "Building Mounted Signage". <br />FUTURE TENANT FINISH: <br />Parking requirements will be reviewed during the building permit process for individual tenant finishes.
