<br />PROJECT INTENT:
<br />The Project proposes development of 2 detached single story buildings on individual adjacent lots. The
<br />buildings are oriented with their street front facing 104th Avenue towards the east. Each building entry
<br />includes a sidewalk connection to an existing detached sidewalk along 104th Avenue. All loading and utility
<br />services are on the rear (west) of the buildings and are screened from view of the commercial use adjacent
<br />to the north and Dogwood Street on the south. The Project anticipates joint use of the proposed driveway
<br />access located near the common interior property line and cooperative cross -access and parking between
<br />the two lots (see PROPERTY OWNERSHIP AND JOINT USE AGREEMENTS below). The Project also
<br />proposes adjustment of the current interior property line between the lots to a location 8' north of its existing
<br />position.

<br />PROJECT PHASING:
<br />Construction of at least one of the buildings will commence within 6 months following approval of this PUD
<br />by the City of Louisville (subject to availability of offsite sanitation facilities to be constructed by others). Site
<br />improvements and core and shell building construction will be complete within 9 months following
<br />commencement of construction. The schedule for construction of the second building, if not
<br />contemporaneous with the first, will be based on favorable real estate market conditions.
<br />EXTERIOR LIGHTING:
<br />Pole mounted, wall mounted, bollard and recessed exterior lighting locations and fixture specifications are
<br />indicated on Sheet El.
<br />SIGNAGE:
<br />The Project proposes 3 double faced exterior lit project identification signs located as indicated on the Site
<br />Plan. Monument signs shall be limited to 25 sf per face. Build ng mounted signage shall conform to the
<br />Industrial Development Design Standards & Guidelines.
<br />FUTURE TENANT FINISH:
<br />Parking requirements will be reviewed during the building permit process for individual tenant finishes. No
<br />tenant finish permits or certificates of occupancy will be issued if the combined parking of the various uses
<br />as required by the IDDSG exceeds the total provided parking on the site.
<br />PROPERTY OWNERSHIP AND JOINT USE AGREEMENTS:
<br />Lots 2 and 3 are currently in common ownership. Should this circumstance change in the future, the
<br />separate owners of Lots 2 and 3 will execute joint agreements for cooperative use of vehicular access,
<br />internal sidewalks and drainage facilities.
<br />LIFT STATION:
<br />The occupancy of the building(s) shall not occur until the new sanitary sewer lift station on South 104th
<br />Street is constructed.
