<br />LAND USE SUMMARY:
<br />I. Industrial
<br />A. Area -676.0675 acres including collector and local street rights-of-way and railroad trackage.
<br />B. Intent - to provide an environment where a variety of manufacturing, warehousing, office and
<br />related uses can be conducted in an attractive setting established by an overall master plan.
<br />C. Permitted Uses - those uses permitted in the "Industrial Use Groups", Zoning District I,

<br />A. Area - 61.601 acres as shown on the plan.
<br />B. Intent - to provide for a variety of commercial activities which are appropriate ancillary
<br />uses for the adjacent industrial area.
<br />C. Permitted Uses - all uses permitted in the "Commercial Use Groups", Zoning District C -B
<br />Louisville Zoning Ordinance
<br />III. Public Dedications and Credits
<br />A. Area - the equivalent of 121 of the property (excluding existing street and railroad rights-of-way)
<br />84.6 acres allocated as follows:
<br />`-' 1. 33 acres* will be dedicated as public open space as shown on the plan.
<br />2. 2 ;wrest will be dedicated for a fire station site at the location shown on the plan.
<br />3. 25' landscape easements (totaling approximately 11 acres) will be reserved adjac;nt to the
<br />Dillon Road and South 104th Avenue rights-of-way. Those areas shall be credited towards the
<br />dedication requirement but will remain in private ownership. Buildings and parking will not
<br />be permitted in these areas.
<br />4. Credit for additional acreage up to the total of 84.7 acres shall be provided for by cash
<br />payments in lieu of land.
<br />B. Intent - to provide appropriate open space for the benefit of the industrial area and the
<br />general public. In addition to arterial streets, said open space shall be located in linear
<br />easements adjacent to arterial streets and in areas which are logical park sites, are too
<br />steep for industrial development, are unbuildable because of potential mining subsidence, or
<br />Pre required for storm water detention.
<br />C. Permitted Uses - vehicular ingress and egress, open space, recreation, utilities, storm water
<br />detention and other public uses as agreed to by the City of Louisville.
<br />D. Time of Dedication - public dedications shall be made at the time Final Development Plans are
<br />approved for the adjacent area. Except that a general warranty deed subject to exceptions of
<br />record for the 18 acre •- parcel at the northwest corner of the property will be given to the
<br />City at the time of zoning and annexation.
<br />GENERAL CONDITIONS:
<br />I. Interior streets and railroad trackage locations shown on the plan are schematic and subject to
<br />change to meet unforeseen market conditions and more detailed site information.
<br />II. Open space dedications, except the two parcels totaling 21 acres'- adjacent to Empire Road (Colo. 42)
<br />are schematic and subject to change to meet more detailed planning and engineering criteria.
<br />Ili. All intersections of interior streets with arterials shown on the plan are intended to be full
