<br />Segal Pine Art is � local company involved in pubishing and dstributinq
<br />fine graphic art and fine art objects. The majority of dstribution is on the
<br />wholesale level. Clients include galleries and gift shops. Segal Fine Art has recently created
<br />a new line of automotive and motorcycle fine art objects.
<br />The bulk of space required for operations consists of warehousing and shipping
<br />and receiving of fine art prints and objects. Delivery vendors include UPS and
<br />Federal Express. Small to mecium-sized delivery trucks will be used. Large semi-
<br />tractor/trailers are not used in this operation.
<br />The second level area of 2,300 square feet will be used exclusively for Segal
<br />Fine Art offices (illustrated on site plan). An addtional 1,500 square feet has
<br />been allocated on the Ground Level for future office space. Office spaces within
<br />the btildng will accommodate functions includnq sales, billing, accounting, administration.
<br />At the Ground level approximately 6,000 square feet of warehouse space and the
<br />above -noted 1,500 sq. ft. of office space will be available for sublease to a similar
<br />tenant. The owners is searching for a tenant that will not require office space or
<br />signage to support the sublease warehousing operations.
