<br />1. A Covenant Agreement holding these lots as one for drainage, zoning and building permit
<br />purposes will be recorded before the owner applies for a building permit.
<br />2. The ground sign, if illuminated, will be lighted by ground mounted direct lighting, with
<br />ground sign copy limited to individually mounted aluminum letters indicating the
<br />development name and building address.
<br />3. The site applicant will provide fire hydrants either on or off-site to meet the Fire
<br />Marshall's requirements, subject to Staff approval during the civil plan review process.
<br />4. All mechanical, electrical, optical and electronic equipment attached to or mounted on the
<br />building roof shall be set back from the roof edge as far as possible. In addition, the
<br />equipment shall be painted the same color as the dominant building color, if the equipment
<br />is self contained without exposed ductwork or process piping. If the equipment is not self
<br />contained it shall be screened with screening material compatible with materials and colors
<br />utilized on the building.
