<br />1. Prior to construction within public right of way, the owners shall
<br />submit engineering drawings with appropriate construction notes
<br />indicating the water service connection and appurtenances, the fire line
<br />piping and appurtenances, the sanitary sewer construction and
<br />appurtenances, the storm sewer system on site and off site, drive
<br />ramps, street cuts, sidewalks, and any other public improvement to the
<br />public works department for review and approval.
<br />2. All connections to existing utilities shall be done in a manner to minimize
<br />disruptions to existion users.
<br />3. Developments in the CTC are currently on a sole source supply line
<br />for water. Those locating in the Park are subject to interruptions of
<br />service in case of emergencies or unavoidable maintenance activities that
<br />affect the sole source feed to CTC. In the near future, the sole water
<br />source may be inadequate to meet the demands during times of peak

<br />4. The property owner shall replace all existing curb, gutter, and
<br />pavement that has settled or is otherwise damaged, adjacent to the
<br />development. Curb, gutter, and pavement that needs to be removed
<br />and replaced will be marked by a City Inspector prior to beginning public
<br />improvements.

<br />Final parking requirements will be based on gross figures minus
<br />space allocated for stairwells, elevator shafts, hallways, exterior
<br />balconies, space occupied by hvac or other utility equipment,

<br />NOTICE: DUTY OF COOPERATION
<br />Release of these plans contemplates
<br />further cooperation among the owner, his
<br />contractor and the architect. Design and
<br />construction are complex. Although the
<br />architect and his consultants have
<br />performed their services with due care and
<br />diligence, they cannot guarantee perfection.
<br />Communication is imperfect, and every
<br />contingency cannot be anticipated. My
<br />ambiguity or discrepancy discovered by the
<br />use of these plans shall be reported
<br />immediately to the architect. Failure to
<br />notify the architect compounds
<br />misunderstanding and increases
<br />construction costs. A failure to cooperate
<br />by a simple notice to the architect shall
<br />relieve the architect from responsibility for
<br />all consequences. Changes made from the
<br />plans without consent of the architect are
<br />unauthorized, and shall relieve the architect
