<br />Office space provide not to exceed the site established parking ratio.
<br />Developments in the Colorado Technological Center (CTC) are on a
<br />sole source supply line for water. Those locating in the park are
<br />subject to interuption of service in case of emergency or unavoidable
<br />maintenance activities that affect the sole source feed to CTC.
<br />Developments in CTC are on a sole source water supply that in the
<br />near future be inadequate to meet demand during peak usage within
<br />CTC.
<br />Property owner shall remove and replace all existing curb and gutter
<br />that has settled or is otherwise damaged adjacent to the site.
<br />Sidewalk improvements shall be in accordance with the CTC master
<br />plan approved by the city. .
<br />All connections to existing utilities shall be done in a manner to
<br />minimize disruptions in service to existing users.
<br />No individual tenant finish building permit shall be issued unless the
<br />parking demand generated by that tenant is at or below the prorated
<br />allocation of total on site parking.
<br />The placement of an optional permenant bollard at the loading bay
<br />door will allow for an additional parking space in front of the loading
<br />bay door. The additional parking space will be included in the
<br />Occupancy parking calculations and will allow for an appropriate
<br />equivelant area increase in interior tenant finish.
<br />Project and individual tenant signage to be under separate permit.
