The City will not be respnsible for damage and restoration of any <br />private improvements located within a public easement. <br />3. A change in building use other than that curmetly proposed for <br />Phase III may require a re -calculation of parking stalls required. <br />This could result in more or less parking required for Phase III. <br />4. All connections to existing utilities shall be done in a manner to minimize <br />disruptions to existing users. <br />5. Sidewalk improvements shall be installed at the expense of <br />the property owner pursuant to a master sidewalk plan for the <br />CTC approved by the City. <br />6. Compliance with the CTC Sidewalk Plan may require a partial redesign <br />of the existing stormwater detention areas. <br />7. Existing fire hydrants shall be adjusted vertically and/or horizontally <br />to City Standards if it would interfere with the placement of a future <br />sidewalk. <br />8. Deciduous trees shall not be planted within five feet or coniferous <br />trees planted within ten feet of a public utility or sidewalk. <br />9. Prior to construction within public right of way, the owners shall <br />submit engineering drawings with appropriate construction notes <br />indicating the water service connection and appurtenances, the fire line <br />piping and appurtenances, the sanitary sewer construction and <br />appurtenances, the storm sewer system on site and off site, drive <br />ramps, street cuts, sidewalks, and any other public improvement to <br />the public works department for review and approval. <br />10. Square footage represented on this submittal used to determine parking <br />requirements is based upon gross figures. Final parking requirements will be <br />based upon gross figures Tess space allocated for stairwells, elevator <br />shafts, hallways, ornamental balconies, space occupied by heating, air <br />conditioning or other utility equipment, space devoted exclusively to storage <br />(excluding warehouse) and space devoted to off-street parking or loading. <br />As per section 17.20.010 of the City of Louisville Zoning Ordinance effective <br />1996. <br />11. Developments in the CTC are currently on a sole source supply line <br />for water. Those locating in the Park are subject to interruptions of <br />service in case of emergencies or unavoidable maintenance activities <br />that affect the sole source feed to CTC. In the near future, the sole <br />water source may be inadequate to meet the demands during times of <br />peak usage within the CTC. <br />12. The property owner shall replace all existing curb, gutter, and <br />pavement that has settled or is otherwise damaged, adjacent to <br />the development <br />13. Curb, gutter, and pavement that needs to be removed and replaced <br />will be marked by a City Inspector prior to beginning public <br />improvements. <br />14. Building permits shall not be issued for office occupancy in excess <br />of square footage listed in the required parking calculations. <br />15. No Certificates of Occupancy will be issued until construction acceptance <br />is granted for the public improvements <br />16. Building Permits requesting expansion or modification to existing tenant <br />spaces that would exceed 40% office space shall not be issued without the <br />City's review & approval of a Special Review use application for Lot 1, <br />Outlot A, Block B, Colorado Technological Center, Louisville, Colorado. <br />VICINITY MAP <br />NO SCALE <br />NOTICE: DUTY OF COOPCRATION <br />Release of these plans contemplates <br />further cooperation among the owner, his <br />contractor and the architect. Design and <br />construction are complex. Although the <br />architect and his consultants have <br />performed their services with due care and <br />diligence, they cannot guarantee perfection. <br />Communication is imperfect, and every <br />contingency cannot be anticipated. My <br />ambiguity or discrepancy discovered by the <br />use of these plans shall be reported <br />immediately to the architect. Failure to <br />notify the architect compounds <br />misunderstanding and increases <br />construction costs. A failure to cooperate <br />by a simple notice to the architect shall <br />relieve the architect from responsibility for <br />all consequences.
