<br />OR CONIFEROUS TREES WITHIN TEN (10) FEET OF A PUBLIC
<br />UTILITY OR SIDEWALK.
<br />4. THE PROPERTY OWNER SHALL REPLACE ALL EXISTING CURB AND
<br />GUTTER THAT HAS SETTLED OR IS OTHERWISE DAMAGED ADJACENT
<br />TO THE SITE.
<br />5. ALL CONNECTIONS TO THE EXISTING UTILITIES SHALL BE DONE IN
<br />A MANNER TO MINIMIZE DISRUPTIONS TO EXISTING USERS.
<br />6. ALL MECHANICAL, ELECTRICAL, OPTICAL AND ELECTRONIC EQUIPMENT (THE
<br />"EQUIPMENT") ATTACHED TO OR MOUNTED ON THE BUILDING ROOF SHALL
<br />BE SET BACK FROM THE ROOF EDGE AS FAR AS POSSIBLE. IN ADDITION,
<br />THE EQUIPMENT SHALL BE EITHER (i) PAINTED THE SAME COLOR AS THE
<br />DOMINANT BUILDING COLOR, IF THE EQUIPMENT IS SELF CONTAINED WITHOUT
<br />EXPOSED DUCTWORK OR PROCESS PIPING; AS AN EXAMPLE, A PACKAGED
<br />ROOF TOP UNIT (RTU) WHICH PROVIDES HEATING AND/OR COOLING FOR THE
<br />BUILDING OR (li) PROVIDED WITH ROOF SCREENING, IF THE EQUIPMENT DOES
<br />NOT MEET THE CRITERIA SPECIFIED IN ITEM (1), WITH THE SCREENING MATERIAL
<br />COMPATIBLE WITH MATERIALS AND COLORS UTILIZED ON THE BUILDING.
<br />7. THE PROPERTY OWNER SHALL COMPLETE ALL IMPROVEMENTS INCLUDING,
<br />BUT NOT LIMITED TO, THE PAVING (WITH ASPHALT OR CONCRETE) OF A
<br />SECONDARY EMERGENCY ACCESS DRIVE (OR IN THE AL TERNA TI VE, ARTHUR AVENUE)
<br />ADJACENT TO THE SITE PRIOR TO RECEIPT OF A CERTIFICATE OF OCCUPANCY
<br />FOR THE BUILDING.
<br />8. WALL MOUNTED AND GROUND SIGNS SHALL HAVE INDIVIDUALLY MOUNTED
