All landscaping shall be maintained in a neat, clean, and healthy condition. Maintenance shall include proper <br />pruning, mowing of lawns, weeding, removal of litter, fertilizing, replacement of dead plants, and irrigation of all live <br />landscaping. <br />2. All dead or removed landscaping must be replaced, in kind, per this approved landscaping plan. <br />3. Drawings are diagrammatic; precise placement of components may not be possible as indicated. Quantities are provided for reference only; verify all quantities prior to submitting cost proposal. EPA Class 'A' co -compost or compost. Add 1 CY per 1,000 SF for all areas (sodded, plantings beds, seeded areas) <br />Rototill into first 6-8" of topsoil. <br />2. Add 5 lbs. of P205 per 1,000 s.f. for all areas. Triplesuperphosphate can be added at 10 lbs/ 1,000 SF. <br />3. For high maintenance bluegrass turf: Add 1 lb N per 1,000 sq.ft in each of 4 applications: (1) mid-April, <br />(2) May -to -mid-June, (3) mid -Aug to mid -Sept., (4) and early Oct. to early Nov. <br />For low maintenance bluegrass : reduce applications (1) and (2) to 1/2 lb N/1000 sq.ft; application (4) is <br />optional. <br />For each 1 lb of N needed: Apply 2 lbs. urea, or 5 lbs. ammonium sulfate, or 3 3/4 lbs. (27-3-4) lawn <br />fertilizer, per 1,000 sq.ft. <br />The number of nitrogen applications can be reduced or delayed if turf growth is vigorous in the spring. <br />4. Fertilizer as recommended per the soils analysis. <br />5. Application rates as stated or per manufacturer specifications. <br />IRRIGATION PLAN: <br />1. An automatic irrigation system will be designed for all landscape and plant materials. <br />2. The existing automatic controller and rain sensor will be utilized as part of the irrigation system. <br />3. Trees and Shrubs shall be irrigated with a drip system. <br />4. Sodded and Irrigated Native Seed areas will be irrigated with pop-up sprays or gear -driven rotors. <br />5. A watering schedule will be created using matching precipitation rates, run time, and irrigation requirements. <br />6.
