There'll be no issues with
baseball leagues as the on street parking is currently available.
City side of project is going well. Hoping to be completed by June or July.
Justin — project is on schedule. DELO plaza is on track. Signs are up. Inline retail is
going well. Apartments are on track. Hoping to be on track with Street Faire. Working to
get DELO Lofts under construction. Some budget overruns.
Budget overruns due to tight labor market, escalation of materials, grade and
geotechnical issues.
The Colorado Group, led by Scott Reichenberg, is doing a good job seeking tenants for
the development.
Miner's Field Coordination with Baseball Leagues
Parking issue is resolved.
Draft Downtown Parking Analysis RFP
Goal is to send tis to City Council. Draft RFP is provided in packet. DeJong asked for
direction the RFP:
Should study area be expanded to include the DELO redevelopment area?
Discussion of on street parking in DELO. Mike Kranzdorf believes we should wait until
project is more built out. Rob — leaving DELO and ball fields and everything east of track
out of the study would be a mistake. There are more spaces are Miner's Field that
previously. Mayor Muckle stated due to DRCOG study potential, he is in no hurry to
authorize parking study and wait until hearing about the grant opportunity.
Heather, you can't not consider parking east of the tracks when considering rail. Long
term potential and opportunities must include these areas. Money would be available in
2017. Potential for money from DRCOG — need to have more conversation with them.
Michael — if rail comes, RTD is responsible for parking. We are talking about doing for
our own, on our own land. Believes they are two separate projects. Heather - Short term
opportunities and long term opportunities. If rail comes, we will lose opportunities. This
is an opportunity for look long range. There are multiple options along the way.
DeJong stated this RFP looks at what is today's usage and what are tomorrow's needs
for parking. DRCOG pays 80% of the study costs if awarded funding. Tofte questioned
the need for the parking study. Why study the whole downtown again?
