<br />NOTES Original P.U.D. notes shall be amended as follows:
<br />1. Drainage runoff from roof gutters 8 downspouts shall discharge directly into on-site storm
<br />sewer, or, at the west and north parking area, be directed by means of pavement 8
<br />swale to the on-site storm sewer.
<br />Refer to previous P.U.D. and construction drawings for Civil Engineering and Drainage.
<br />2. Signage shall be as indicated on drawing per signage criteria.
<br />3. Parking is to be provided on-site for existing and Phase 1 construction. Phase II construction
<br />shall be dependent on providing an additional 3 parking spaces, off-site (at 834 Front Street)
<br />or via parking fee In lieu ofroviding on site. A joint/use access 8 maintenance agreement
<br />has been provided for the derive lane as well as easements for utilities S drainage,
<br />(refer to separate filing)
<br />4. As part of Phose I construction, applicant shall construct additional public sidewalk either in the
<br />public right of way, if such a design and road construction is found acceptable to the city, or
<br />partially on this property, with a public sidewalk easement dedicated to the city. The minumum width
<br />of the sidewalk shall be 10 feet. The final design shall be coordinated with any potential
<br />street/parking improvements anticipated by the city.
<br />5. In the event that the city approves of a larger parking proposal for this area, the applicant/owner
<br />agrees to make reasonable accomodations to conform the 834 Front Street parking lot
<br />to that design.
<br />6. A deed restriction shall be recorded on the 834 Front Street property indicating that a
<br />specific number of parking spaces located on the 834 Front Street property are allocated
<br />to 111 Front Street to meet the P.U.D. parking requirements for 111 Front Street, unless
<br />the owner elects to pay a fee in lieu of providing parking per applicable city ordinance.
<br />1. The elevated deck adjacent to the Front Street sidewalk shall be faced with stone to
<br />match the buiding.
<br />8. Ligghting shall be as shown on previous P.U.D. except that additional building mounted
<br />lighting shall be provided as indicated on building elevations (all cut-off type fixtures)
