Generally, maximum lot coverage allowances decrease as minimum lot sizes increase <br />across the residential zone districts in the City. However, staff received a valid <br />objection during the notice period, requiring review of the request by the Board of <br />Adjustment. <br />The proposal complies with all setback requirements for the property, and all other zoning <br />development standards. <br />For comparison, the following variances for lot coverage were recently approved the <br />vicinity of this property: <br />2016 <br />• 952 Arapahoe Cr — Approved for Lot Coverage of 24.5% to allow a covered porch <br />extension. (Administrative) <br />• 944 Sunflower St — Approved for Lot Coverage of 24% to allow a deck. <br />(Administrative) <br />2014 <br />• 910 Sunflower St — Approved for Lot Coverage of 29% to extend a deck. <br />(Administrative) <br />• 963 Sunflower St — Approved for Lot Coverage of 27% to expand a deck. (BOA) <br />Existing lot coverages for surrounding properties were evaluated using Boulder County <br />Assessor data. For the 16 properties compared, the average lot coverage is 28.1%. The <br />largest lot coverage percentage is 36.2% and the smallest is 22.5%. <br />5 <br />
