SUMMARY: <br />The applicant requests a variance from Section 17.12.040 of the Louisville Municipal Code <br />to allow an increase in the maximum lot coverage from 20% to 29.5% for the construction <br />of a 120 square foot deck. The subject property is 6,687 square feet in area. The current <br />lot coverage is 1,839 square feet (27.5% of lot area). With the proposed deck of 120 <br />square feet, the total lot coverage is 1,959 square feet (29.5% of lot area). <br />BACKGROUND: <br />The subject property is zoned Residential Estate (R -E) and located in the Centennial 8 <br />subdivision and Centennial 8 PUD. The existing home was constructed in 1989. The <br />property fronts Sunflower Street and is in a residential area. Properties immediately <br />surrounding the subject property are all zoned RE. Surrounding subdivisions are zoned <br />RE and PCZD-R. <br />The RE zone district requires a minimum lot area of 12,000 square feet and maximum lot <br />coverage of 20%.
