<br />I. See " Fischer Subdivision Replat A" as prepared by Drexel Barrel
<br />4 Company for all property line and easement information.
<br />2. Improvement plans shall be approved by the Public Works
<br />Department prior to construction of public improvements.
<br />3. A detailed landscape plan shall be submitted for approval at time
<br />of building permit application.
<br />4. The property owner shall maintain the landscape located within the
<br />right-of-way adjacent to their lot.
<br />5. Deciduous trees shall not be planted within 5 feet and coniferous
<br />trees shall not be planted within 10 feet of a public sidewalk or
<br />utility.
<br />6. Site lighting shall be provided by means of pole -mounted fixtures
<br />and building mounted fixtures. Building and pole -mounted lighting
<br />shall not exceed 16 feet in height. Fixture design, spacing and
<br />shielding shall be provided to cut-off effect of lighting at abutting
<br />properties. Locations of pole -mounted fixtures shall be as shown
<br />on sheet 2.
<br />7. Trash enclosure shall be constructed of materials to match
<br />the building architecture.
<br />8. Signage shall be located per site plan, Sheet 2 and constructed
<br />C:15 shown on Sheet 4, and shall consist of the following:
<br />- I ground mounted project identification sign
<br />- Traffic signage as required to direct or control
<br />traffic within the site boundaries, including signage
<br />indicating accessible parking and other facilities
<br />for people with disabilities.
<br />All areas within the 100 yr-. flood limit per Firm Panel
<br />No. 08013 GO 560F dated June 2, Iofci5 shall be subject to
<br />special exemption permit by the Zoning Board of Adjustment for-
<br />improvements
<br />orimprovements within the Flood Regulatory District or F.E.M.A. Map
<br />Revision. (Refer to FEMA latter of May revision submitted
<br />concurrently with this P.U.D. for revised 100--4r. flood limit)
<br />GENERAL CONSTRUCTION NOTES:
<br />I. All vertical elevations must be field verified prior to construction.
<br />2. See Drainage Plan and Report for existing and proposed elevations.
<br />3. The Contractor shall verify locations of all property lines, easements and
<br />existing utilities. Report findings to the Engineer prior- to construction. It
<br />is the intent to show all property lines, easements, existing utilities and
<br />underground structures, however, it shall be the Contractor's responsibility to
<br />satisfy himself/herself that all existing utilities and other items, whether
<br />shown on these drawings or not, have been properly located.
<br />4. The Contractor is responsible for protecting all existing items, utilities,
<br />or structures. The Contractor shall contact utility owners or make exploratory
<br />excavations as necessary and as noted on the pians to determine the exact
<br />location of underground utilities and structures, and the limits and character
<br />of soil and/or rock. If any item requires relocation, the Contractor shall
<br />notify the owner of the item well in advance of approach to the item and shall
<br />be responsible for making all arrangements with the item owner for relocation
<br />of the item.
<br />5. The Contractor shall restore all damaged areas to their original condition.
<br />All excess materials and spoil shall become the property of the Contractor and
<br />shall be disposed of by the Gontractor at an off site location.
<br />6. If ground water is encountered during construction it is the responsibility
<br />of the contractor to provide sufficient site dewatering during const..
<br />1. All construction to conform to the Gity of Louisville Standards and
<br />Specifications - as applicable.
<br />S. Report all discrepancies to the design Engineer or Architect immediately.
<br />The Gontractor shall obtain all required permits prior to construction.
<br />10. Water shall be used as a dust palliative where required.
<br />11. A sanitary facility is required for this project during construction.
<br />12. The Gontractor shall be responsible for all traffic control within the
<br />project limits in accordance with the manual on Uniform Traffic Control
<br />Devices.
<br />13. The Contractor shall at all times conduct his operations within 0.5.H.A.
<br />Standards and in a manner which ensures the safety of the public and all the
<br />workers on site.
