<br />I. Improvement plans shall be approved by the Public Works Department prior to
<br />construction of public improvements.
<br />2. The property owner shall Install and maintain the landscape located within the
<br />right-of-way adjacent to their lot.
<br />5. Deciduous trees shall not be planted within 5 feet and coniferous trees shall
<br />not be planted within 10 feet of a public utility or sidewalk.
<br />4. Site lighting shall be provided means of pole -mounted fixtures and buildingg
<br />mounted fix -tures. Building and p le -mounted lighting shall not exceed 24' in height.
<br />Fixture design, spacing and shielding shall be provided to cut-off effect of
<br />lighting at abuttingproperties, exclusive of shared access easements. Locations

<br />o pore -mounted ixtures shall be as shown on sheet 2.
<br />5. All trash enclosures shall be constructed of materials to match the building
<br />architecture, per details on sheet.
<br />6. Outdoor sales, storage or display, other than the temporary storage of

<br />1. No building permits shall be issued until Hecla Way is completed with curb, gutter
<br />and first lift of asphalt. The Subdivision Agreement stipulates that no certificates
<br />of occupancy will be issued until all Subdivider obligations are met.

<br />10. At such time the parcel abutting Lot 6 to the east is improved, the slope
<br />along the east lot line shall be modified. The City may at its discretion require

<br />II. Off-site trees alongthe east lot line shall not be disturbed by activities
<br />occuring on or relaed to lot 6.

<br />IS. Noise levels shall comply with current State statutes for noise regulations in a
<br />commerical area or current applicable municipal regulations.
<br />14. All planting beds should be mulched with wood or decorative rock to stabilize
<br />soils, control erosion, and conserve water use.
<br />15. The City shall not be responsible for damage to, maintenance of, or repair of
<br />any private improvements affected by City activities related to the public sanitarty
<br />sewer easement (to be dedicated by separate instrument) traversing the southerly
<br />portion of the site.
<br />16. The canopy downlight shall not hang below the bottom plane of the canopy.
<br />The parking lot and building mounted luminaries shall be of a fully cut-off design.
<br />11. Temporary banners/signage are not permitted.
