NONE

Sisk moved that Council continue the Hearing on Resolution No. 69,
Series 1992, until December 1, 1992. Seconded by Mayer. All in
favor.

Davidson opened the Public Hearing on Resolution No. 70, Series
1992 and asked if anyone in the audience wished to speak in favor
or against Resolution No. 70, Series 1992.

NONE

Sisk moved that Council continue the Hearing on Resolution No. 70,
Series 1992, until December 1, 1992. Seconded by Mayer. All in
favor.

DISCUSSION/DIRECTION - MESA NUEVA - ANNEXATION PLAT, PRELIMINARY
SUE~DIVISION PLAT, AND PUD DEVELOPMENT PLAN

Paul Wood, Planning Director, stated that staff had contacted the
applicant, Mr. Brooks, who is in attendance, and told him that the
preliminary PUD did not meet the minimum preliminary platting
foz~at requirements for the PUD. Wood indicated to Mr. Brooks that because of the
status of the incomplete application, he wouldn't take the material
to the Planning Commission in December.

Paul A. Brooks, 240 Mohawk Drive, Boulder, CO 80303, applicant,
stated that he was available for any questions.

Davidson asked for Council comments or questions.

Mayer:

On your PUD application there is no
open space dedication.

Brooks:

We had a study session with the
Council and it was my impression
that a "cash in lieu of" dedication,
in order to reduce the density on
the project, would be acceptable and
advisory.

Mayer:

Do you feel this density meets the
needs of the neighbors up there?
What's your report from meetings
you've had with neighbors up there
in terms of this plan?

Brc. oks:

We've had two neighborhood meetings.
At the first neighborhood meeting I
would characterize the response as
