<br />7 -PROPERTY LINE
<br />1. Contractor shall be respansible for becoming aware of all related existing and proposed conditions, utilities,
<br />pipes and structures, etc. prior to bidding and construction. The Contractor shall be held responsible for
<br />contacting all utility companies for field location of all underground utII ty fines, including depths, prior to any
<br />excavation. Contractor shall take sale responsibility far any and all cast ar other Iiabriities incurred due to
<br />damage of said utilities/structures/etc.
<br />2. The Contractor shall not willfully proceed with construction as designed when it is apparent that
<br />unknown obstructions and/or grade differences exist that may not have been known during
<br />design. Such conditions shall be immediately brought to the attention of the Owner's
<br />Representative far clarification. The Contractor shall assume full responsibility for alt liabilities,
<br />including necessary revisions due to failure to give such notification.
<br />3. Contractor shall be responsible for any coordination with subcontractors as required to
<br />accomplish all planting and related operations.
<br />4. The acceptable tolerances for this project are minimal and specific Layout is required as shown
<br />on the Layout, planting, and other plans. Plants shall be spaced as per plans. Final location and
<br />staleng of all plant materials shall be accepted by the Owner's Representative in advance of
<br />plantings. A registered surveyor may be required if specified elsewhere.
<br />5. Contractor shall notify Owner's Representative 48 hours prior to commencement of work to
<br />coordinate project inspection schedules.

<br />related requirements.
<br />7. If conflicts arise between size of areas and plans, Contractor is required to contact Owner's
<br />Representative for resolution. Failure to make such conflicts known to the Owner's
<br />Representative will result in Contractor's Iiabiaty to relocate the materials.
<br />8. Plant names may be abbreviated on the drawings. See plant legend for symbols,
<br />abbreviations, botanical/camman names, sizes, and exstimated quantifies.
<br />9. It is the Contractors responsibility to furnish all plant materials free of pests or plant diseases.
<br />Pre -selected or "tagged" material must be inspected by the Contractor and certified pest and
<br />disease free. It is the Contractor's obligation to maintain and warranty all plant materials per
<br />the specifications. All plants shall be subject to Owner's approval prior to installation.
<br />10. Contractor shall provide 'per-unit costs° far every size of plant materials, and by type, as called
<br />out on Planting Plans. Unit cost to inctude the plant material itself and installation, including all
<br />labor, amendments, fertilizers, warranty, etc., as detailed and specified for each size.
<br />11. Provide matching sizes and forms for each species of trees and plants installed on grid or
<br />spaced equally in rows as shown an drawings. Adjust spacing (to "equal") as necessary,
<br />subject to acceptance by the Owner's Representative.

<br />12. Form 30 inch, or as otherwise indicated, watering basin around all trees not installed in lawn or paved
<br />areas. Fill basins with 3 inch layer of mulch. Maintain 24 inch diameter maximum clear soil area
<br />around aft trees in manicured turf, mulch sal with 3° of wood mulch.
<br />13. The Contractor shall fine grade, rake and be responsible for positive drainage away from all
<br />structures and throughout site, with accurately set flow lines. No law spats or ponding of
<br />surface water will be accepted in the final work. No rocks or debris will be accepted. Final
<br />grade tolerances are +1-0.1 foot maximum.
<br />14. Where provided, area takeoffs and plant quantity estimates are for information only.
<br />Contractor is responsible to do their own quantity take -offs for all ptant materials and sizes shown
<br />on plans. In case of an discrepancies, plans (plant symbols) take precedence over call -outs and/or
<br />"plant list".
<br />15. Coordinate installation of all plant material with installation of all adjacent irrigation, pavements,
<br />drainage curb and related structures. Any damage to existing improvements is the responsibility
<br />of the Contractor.
<br />16. Mulch shall be 1" -1 1/2" river rock that is earth tone in color. Sample shall be submitted to
<br />Owner's Representative for approval at feast 24 hours prior to delivery.
<br />17. Unless otherwise indicated:
<br />a. All planting areas including sod, seed and planting beds, shall receive sail amendments
<br />per 6 cubic yards every 1000 s.f. The planting areas shall be ripped and tilted to a minimum
<br />depth of 8" (120 in shrub, ornamental grass and perennial planting areas) over a 60- 8"
<br />minimum depth of uncompacted subgrade. See L-2, Detail 6 far graphic representation.

<br />b. Existing organic topsoil on site shall be used where possible. In areas where topsoil
<br />suitable for planting is to be removed for structural purposes, it shall be relocated to the
<br />planting areas of the site and amended into the existing sal. Contractor to perrftc,mm soil
<br />analysis to determine depth of organic material to be relocated for planting bed use.
<br />c. Seeded turf shall be irrigated as necessary until established. A light temporary mulch
<br />may be used at no more than 1° depth to retain soil moisture. Grass clippings, and
<br />shredded Leaf mulch are appropriate temporary mulches. Sodded turf shall have been
<br />grown between 9 and 18 months and shall be vigorous, well -rooted and healthy turf.
<br />Minimum thatch thickness shall be 314".
<br />d. All planting beds shall be underlaid with weed barrier fabric, except as noted oras

<br />18. The Contractor is responsibte to "restore" all areas of the site, or adjacent areas, where
<br />disturbed. Sod and turf areas disturbed shall be restored. Native areas disturbed, if not already
<br />improved to meet other requirements of this contract, shall be restored with -„ proved reseeding.

<br />19. The Landscape contractor shall take alt necessary scheduling and other precautions to avoid
<br />winter, climatic, ar other damage to plants. A "planting window" of specific calendar days is
<br />required to be submitted by the Contractor for approval and planting operations should occur
<br />per this approved schedule.
<br />20. The Contractor may be required to employ a registered surveyor responsible to provide coordinate geometry
<br />stakes for all control point Layout of steel edger (planting bed, trees) at the discretion of the Landscape Architect.
<br />Additionally, the contractor shall provide paint lines/string/hose or other means to fully indicate the specific layout
<br />geometry of all steel edgers for approval by the Owner's Representative, prior tu installation. The Contractor Base
<br />Bid shall anticipate adjustments as directed by the Landscape Architect in the field. Changes affecting quantities
<br />will be covered by unit prices.
