RESOLUTION NO. 39 <br />SERIES 2017 <br />A RESOLUTION APPROVING A PRELIMINARY PLANNED UNIT DEVELOPMENT <br />(PUD) AND PRELIMINARY SUBDIVISION PLAT FOR 42 RESIDENTIAL <br />TOWNHOME LOTS AND COMMON AREAS ON 3.7 ACRES ZONED RM AND WITH <br />DETENTION FACILITIES AND OTHER LANDSCAPE IMPROVEMENTS ON THE <br />ADJACENT CITY -OWNED 1.44 ACRE PARCEL WEST OF HIGHWAY 42 AND <br />NORTH OF LOCK STREET; LOT 2, CLEMENTINE SUBDIVISION AND LOTS 1A, 1B, <br />AND 1C CLEMENTINE FILING NO. 2 <br />WHEREAS, there has been submitted to the Louisville Planning Commission an <br />application requesting approval of a Preliminary Planned Unit Development (PUD) and <br />Preliminary Subdivision Plat for 42 residential townhome Tots and common areas on 3.7 <br />acres zoned RM and with detention facilities and other landscape improvements on the <br />adjacent City -owned 1.44 acre parcel west of Highway 42 and north of Lock St.; Lot 2, <br />Clementine Subdivision and Lots 1 a, 1 b, and 1 c Clementine Filing No. 2; and <br />WHEREAS, the City Staff has reviewed the information submitted and found that <br />the application complies with the Louisville zoning and subdivision regulations and other <br />applicable sections of the Louisville Municipal Code; and <br />WHEREAS, after a duly noticed public hearing on June 8, 2017, where evidence <br />and testimony were entered into the record, including the findings in the Louisville <br />Planning Commission Staff Report dated June 8, 2017, the Planning Commission <br />recommended approval of the PUD Amendment to City Council, with three conditions: <br />1. Prior to the City Council public hearing, the applicant shall submit a drainage <br />report which analyzes regional detention on the City -owned property. <br />2. Prior to the City Council hearing, the, plans shall be revised to the satisfaction <br />of the LFPD. <br />3. Prior to the City Council hearing, the plans shall be revised to the satisfaction <br />of the Public Works Department. <br />WHEREAS, City Council has reviewed the application, including the <br />recommendation of the Planning Commission and finds that said PUD Amendment <br />should be approved with no conditions. <br />NOW THEREFORE, BE IT RESOLVED that the City Council of the City of <br />Louisville, Colorado does hereby approve a Preliminary Planned Unit Development <br />(PUD) and Preliminary Subdivision Plat for 42 residential townhome lots and common <br />areas on 3.7 acres zoned RM and with detention facilities and other landscape <br />improvements on the adjacent City -owned 1.44 acre parcel west of Highway 42 and <br />north of Lock St.; Lot 2, Clementine Subdivision and Lots 1 a, 1 b, and 1 c Clementine <br />Filing No. 2 <br />Resolution No 39, Series 2017 <br />Page 1 of 2 <br />
