Arthur <br />Building Siting <br />and Orientation <br />Locate buildings to maximize the presentation of streetscaping and primary building entries to major roadways, <br />to provide clear orientation and access for both vehicles and pedestrian circulation. Place structures in <br />consideration of the existing built context, the location of adjoining uses, and the location of major roads. <br />Create pedestrian court -yards and common employee gathering areas. <br />Building and <br />Parking Setbacks <br />Provide a well -landscaped image along major streets, which promotes a formal streetscape appearance. All <br />buildings and parking should be set back from perimeter and interior streets a sufficient distance to create a <br />distinct landscape zone between buildings, parking and adjacent roadways. <br />Service, Delivery, <br />and Storage Areas <br />Minimize the visual impact of these areas especially from public ways and along designated view corridors. <br />Vehicular <br />Circulation & <br />Parking <br />The parking/access/circulation system should provide for the safe, efficient, convenient, and functional <br />movement of multiple modes of transportation both on and off the site where pedestrian/bicycle/vehicule <br />conflicts are minimized <br />Parking Lot <br />Design <br />Vehicle parking should meet the location and quantity requirements of specific uses without undermining the <br />function of other modes of transportation or detracting from the creation of attractive pedestrian environments. <br />Pedestrian & <br />Bicycle <br />Circulation <br />Pedestrian and bicycle systems should be designed to be safe and invite walking and bicycling throughout and <br />around the project. Individual parcels and sites should be integrated with adjacent properties designed to form a <br />comprehensive system and to provide convenient access to transit stops and to regional trail systems. <br />Architectural <br />Design <br />Buildings or portions of buildings within the "public zone" should be oriented on a site to create a strong <br />relationship to adjacent structures, providing visual continuity, and compatibility within the overall <br />development. Any wall within a public zone shall incoporate significant architectural features and treatments to <br />diminish the building mass. <br />Exterior materials and colors should be aestheticlly pleasing, of high quality and compatible with materials and <br />colors of nearby structures. <br />Landscaping <br />Landscaping for industrial areas is provided within each building site to: 1) enhance the aesthetics of industrial <br />developments; 2) create a pedestrian friendly environment; 3) break up the mass of buildings; 4) soften <br />architectural materials; 5) provide screening of service structures and loading areas; 6) enhance the <br />streetscape/parking environment; 7) define building and parking area entrances; 8) provide shade and climate <br />control; 9) control airborne particulates; 10) provide buffers between incompatible land uses or site areas; and <br />11) filter drainage and stormwater runoff from parking areas and streets. <br />Signs <br />Signs should be consistent with project and overall development design but should be subordinate to <br />architectural and landscape elements. Each industrial building or group of industrial buildings should have a <br />consistent and comprehensive sign program from project identification at the street through individual tenant <br />suite identity. <br />
