SINKCOMBSDETHLEFS <br />ARCHITECTURE DESIGN <br />The site currently gains access to Via Appia from two locations. The eastern access is full - <br />movement, while the western access is right-in/right-out only. All site improvements shall be <br />contained with the site boundaries and not extend into Via Appia. Also, the entry curb cuts will <br />not be modified. <br />The expansion of the Louisville Recreation Center is adequate for the internal site efficiency, <br />public access and safety. Software simulations have been performed demonstrating the <br />proposed site layout is adequate for providing full vehicular movement of life safety, public <br />buses, and private vehicles. The proposed project expands the existing facility and is <br />consistent with the current use. Connections to existing trails, bicycle parking facilities, and <br />appropriate signage and striping will be provided. <br />Storm drainage is provided through piped systems and direction connections to the regional <br />detention facility to the south of the center. Additional water quality enhancement will be <br />provided using rain gardens in parking islands. Existing domestic water service and sanitary <br />services will be reused to service the expanded facilities. A stormwater management plan will <br />be provided to the contractor for obtaining a State of Colorado permit related to stormwater <br />discharge during construction activities. The stormwater management plan will include <br />drawings, details, and narratives providing direction for best management practices during <br />construction to prevent sediment -laden discharge from the site, fugitive dust control, and final <br />stabilization of the site once construction is complete. <br />The current parking count ratio is 3 spaces per 1,000 SF. The parking lot expansion as shown <br />on the submittal drawings is currently 2.9 spaces per 1,000 SF. In sports facilities, it is common <br />for a single occupant to use multiple spaces of a "Group A" (Assembly) occupancy. Based on <br />this information and our expertise in this project type, 3 spaces per 1,000 SF is a valid ratio for <br />the expansion. <br />Site design encompasses landscape and hardscape elements to define entry ways, pedestrian <br />circulation paths and gathering spaces. Parking islands will also be landscaped. At the new <br />building entry, pedestrian access points from the parking area converge to the hardscaped <br />entry plaza, where there are public art opportunities. By having visual and physical <br />connections to the building, a unique sense of place is created for those using the facility. The <br />cantilevered second floor level above the entry plaza will provide shade, shelter and additional <br />informal gathering spaces. Bicycle racks and other site amenities are also planned for this area. <br />The expansive outdoor patio on the south side of the addition will accommodate patron <br />gatherings and includes a splash pad aquatic amenity. It will also include site furnishings such <br />as lounge chairs, chairs and tables clusters, and pedestrian -scale light fixtures. Likewise, the <br />relocated playground area is planned to include bicycle racks, seating, and other elements. <br />The existing Senior Center patio space with be expanded and the existing planting beds and <br />landscaping will be protected during construction. The patio space will also have site <br />furnishings and other amenities to take advantage of this gathering area. <br />3H �� <br />
