SUMMARY: The applicant, EJ Louisville Land, LLC, requests approval of a Final <br />Planned Unit Development (PUD) to allow the construction of a 109,396 square foot <br />building and associated site improvements for a Fed Ex Boulder County van facility. <br />BACKGROUND: The property is platted as Lot 1, Block 3, The Business Center at <br />CTC, approved in 1998. The property address is 2035 Taylor Avenue and is bordered <br />on the south by Taylor Avenue, the west by CTC Blvd, the north by Outlot F, B and <br />State Highway 42 (SH 42), and the east by S. 104th St. <br />The City approved a General Development Plan (GDP) zoning the property as PCZD- <br />Commercial in 1998. The City recently amended the GDP, on August 2, 2016, to <br />rezone the property to PCZD-Industrial, subject to certain conditions in Ordinance 1725, <br />Series 2016 (Attached). The ordinance included conditions for landscaping, <br />architecture, the building setback from SH 42, and the incorporation of an entry feature <br />acceptable to the City. <br />The plat established conservation easements (Attached), shown below as Easement <br />Area No. 2 (on the north side of the property) and Easement Area No. 3 (on the east <br />side of the property). The plat conveys the Outlots, with the exception of Outlot A, to <br />the City of Louisville.
