Posted in City Hall, Public Library, <br />Recreation Center, and the Courts and Police Building and mailed to surrounding property <br />owners and property posted on June 23, 2017. <br />Staff Report of Facts and Issues: <br />Ritchie presented from Power Point: <br />• The subject property is shown above in this recent aerial image, north is to the top. The <br />property is located in the southwest area of the CTC, with frontage on South Pierce <br />Avenue, north of Dillon Road. The property is zoned Industrial, and is required to comply <br />with the Industrial Development Design Standards and Guidelines (IDDSG). <br />• The site plan for the PUD is shown above. The property has access via a shared access <br />drive with the property to the south. The smallest building, Building C, will be 4,000 <br />square feet and orients along the Pierce Avenue frontage. The main entry of the <br />clubhouse faces the interior of the property; however, a canopy over the entry area will <br />wrap around the southern side of the structure and will serve to identify the primary <br />entrance from the entrance drive. <br />• The overhead doors and access to the storage units are all oriented tow the interior <br />of the property, generally not visible from Pierce Avenue. <br />• Building C, the structure along Pierce Avenue, includes window awnings, clerestory <br />windows and material changes to comply with the IDDSG. Proposed materials include <br />brick and architectural metal p with a stucco -type finish. Building colors are shown <br />above, in varying shades of brnd tan. <br />• The elevations for Building A ar .wn. This building utilizes the same materials as <br />Building C, and provides for roof walla to iVcliminish the long expanses <br />and building mass. <br />• Building B is very similar to Building <br />• The application requests the following <br />Sign Waiver: <br />• A waiver to allow up to 25 square feet for <br />• 15 square feet allowed in the IDD <br />Landscape Waiver: <br />• A waiver for the street tree requirement along Pierce Avenue due to utility conflicts <br />• The City's Parks Project Manager concurs that conflicts exist <br />• Applicant proposes additional shrubs in their place <br />IDDSG Criteria: <br />• Staff finds the application complies with the criteria in the Industrial Development Design <br />Standards and Guidelines <br />• Excepting noted w rs <br />Compliance with 1 n the Louisville Municipal Code: <br />• Staff finds t ation complies with the criteria in the LMC for a Planned Unit <br />Development <br />vers from the IDDSG. <br />all mounted sign along Pierce Avenue <br />Staff Recommendations: <br />Staff recommends Planning Commission move to approve Urban Barnz — 745 Pierce, <br />Resolution 16, Series 2017. A resolution recommending approval of a request for a final <br />Planned Unit Development to allow the construction of three buildings containing a total of <br />36,600 square feet with 32 condominium storage units and a clubhouse for property at 745 S. <br />Pierce Avenue, Lot 2, Block 1, Colorado Technological Center, with three conditions, <br />1. The applicant shall comply with the Public Works memo dated June 28, 2017 prior to the <br />public hearing before City Council. <br />
