SUMMARY: <br />The applicant requests a variance from Section 17.12.040 of the Louisville Municipal Code <br />to allow an increase in the maximum lot coverage from 20% to 33% for the construction of <br />a 340 square foot addition on the rear of the existing home. The subject property is 4,772 <br />square feet in area. The current lot coverage is 1,219 square feet (25.5% of lot area). <br />With the proposed addition of 340 square feet, the total lot coverage is 1,559 square feet <br />(33% of lot area). <br />BACKGROUND: <br />The subject property is zoned Residential Estate (R -E) and located in the Sundance <br />subdivision and Sundance PUD. The existing home was constructed in 1983. The <br />property fronts W. Sycamore Lane and is in a residential area. The residential properties <br />immediately surrounding the subject property are all zoned RE. The property to the rear is <br />part of the Daughenbaugh Warembourg Open Space and is zoned Planned Community <br />Zone District. <br />The RE zone district requires a minimum lot area of 12,000 square feet and maximum lot <br />coverage of 20%. Per the Boulder County Assessor, the 110 residential lots in the <br />Sundance subdivision range in size from 3,864 square feet to 9,356 square feet with an <br />average lot size of 5,497 square feet. <br />392 W.
