Board of Adjustment <br />Meeting Minutes <br />April 19, 2017 <br />Page 4 of 7 <br />Katz mentioned that he and his wife, as part of the administrative process, reached out to all of <br />his adjacent neighbors with a letter showing them diagrams of where the deck would be placed. <br />They asked for their consent as well as if they had any questions or concerns. Katz pointed out <br />that he received five out of seven support letters from his neighbors. <br />Katz asked that the board move to approve his variance request in order to build the proposed <br />deck on his property. <br />Commission Questions of Applicant: <br />DeJong asked what the floorboard design will be for the deck. <br />Katz said the plan is to have a composite deck with gaps in between the boards so that it will <br />allow water to pass through. He mentioned that they are looking into having some non-invasive <br />railing that might be made of either cable or metal. <br />DeJong asked if there are any plans to have lighting fixtures. <br />Katz said that he imagines that there would be possibly one light for the deck. <br />Williams asked if they were planning on doing an awning or pergola as well. <br />Katz said that they were not planning on it, but they are going to be remodeling their kitchen as <br />well as adding a sliding glass door that will lead out onto the deck. <br />DeJong asked if there are any requirements to move the trees that are in the backyard. <br />Katz said that they will need to remove one of the limbs on the trees because two branches rest <br />upon one another and put too much pressure on the other limb. This pressure can become a <br />hazard for the tree so they are looking into getting rid of a branch. <br />Williams asked if they are planning on doing any other landscaping improvements for the deck. <br />Katz said they are not planning on it, but they do have shrubs that they might add some river <br />rock to and some edging. <br />Campbell asked Katz if he knew that his lot size is 6,687 square feet. <br />Katz said that he did know this. <br />Public Comment in Favor: <br />Matt Sanchez, 926 Sunflower St. <br />Sanchez said that he has the closest property line to the applicant and supports the build of the <br />proposed deck. Sanchez mentioned that he has a similar layout as the applicant regarding a <br />basement walk -out. He said the applicant's improvement to the home is an improvement that he <br />would like to make himself in the future, as he sees this improvement making a positive impact <br />on not only the home but the applicant's family as well. <br />He mentioned that the applicant's family is well known and well liked. They take great care of <br />their home, and Sanchez sees their improvement making a positive impact within their <br />neighborhood. <br />He also pointed out that the applicant's home is on a higher elevation and that there are pros <br />and cons to this. Though some neighbors may feel that they have less privacy because other <br />houses oversee theirs, the houses that are higher than others also have less privacy because of <br />its placement above others. <br />Commission Questions of Public in Favor: <br />DeJong asked if the proposed deck would be on Sanchez's property line. <br />Sanchez said that it would and that they have a shared fence. <br />Williams asked if his deck is on the side where Mr. Katz's deck would be. <br />
