Board of Adjustment <br />Meeting Minutes <br />August 16, 2017 <br />Page 4 of 8 <br />DeJong said regarding the height, is the concrete pad included because it is less than 30? <br />Ritchie said that less than 30 inches does not count towards lot coverage. <br />Applicant Presentation: <br />Applicant: Christine Smock, 392 Sycamore Lane <br />Smock stated in her own opinion how she meets the below criteria: <br />Criteria 1: Her lot is 4,772 square feet total, which is 800 square feet below the average size lot <br />in the neighborhood. The property as is starts in need with a variance. If she is granted a <br />variance, her lot would still not be the largest covered lot in the area. As stated before by staff, <br />the largest covered lot in the neighborhood is 34.2%, and she is only asking for 33%. <br />Criteria 2: She believed RE zoning does not make sense for the Sundance subdivision. This <br />subdivision, in her opinion, is being asked to comply with the same regulations as larger more <br />estate like developments are asked to. <br />Criteria 5: The neighborhood's general character will not be altered as the addition is entirely in <br />the back of the house and is not visible from the street. She has support from her adjacent <br />neighbors that are located in the back of her house. <br />Commission Questions of Applicant: <br />None heard. <br />Public Comment in Favor: <br />John Fox, 380 W Sycamore Ct <br />Fox stated that he supports the applicant. He believed the addition will provide more privacy and <br />does not negatively impact them. Fox said he and his wife chose to buy in the Sundance <br />Subdivision because of the eclectic and diverse neighborhood. He saw this addition as adding <br />more character to the eclectic and diverse subdivision. <br />David Carner, 574 W Willow Ct <br />Carner and his wife own the property at 398 W Sycamore. He is in full support of the applicant's <br />addition. In the future, he saw he and his wife living in the now rental and creating a similar <br />design as the applicant's. He believed the neighborhood's small square footage is non- <br />functional and unlivable. With the applicant only living on the first floor of the home, Carner <br />would like to see her be able to add on the extra amenities to make it a more livable space. <br />Joshua Sroge, 437 W Sycamore Ct <br />Sroge mentioned he has the same model as the applicant. He has recently received an <br />administrative variance, where he went from the original built of 24% to 25% lot coverage. He <br />believed the subdivision has abnormal lots. To make these lots more modern and livable, the <br />board will most likely be seeing more of these variances be presented. <br />Public Comment Against: <br />None heard. <br />Summary and request by Staff and Applicant: <br />
