BOULDER CREEK <br />NEIGHBORHOODS <br />Boulder Creek NeighborhoodsTM is seeking approval to construct a new <br />retail/office building at 712/722 Main Street in Louisville to accommodate <br />anticipated growth in the business and to restore street level retail space on Main <br />Street. <br />Boulder Creek provides an array of Development and Construction services, <br />including: Land Development, Land Planning, Architecture, Project Approval, <br />Project Management, General Contracting, Option Administration, Marketing, <br />Sales and Consulting. We have tailored our residential development to meet the <br />demands and needs of the `active lifestyle' homeowner — including professionals, <br />empty nesters, semiretired and post -children "Baby Boomers", through the <br />creation of low -maintenance, single-family and multi -family residential products. <br />We believe that a change in lifestyle is the main reason people within this <br />demographic are interested in purchasing a new home and we design and build to <br />achieve that end. <br />Boulder Creek moved from Boulder to Downtown Louisville (841 Front Street) in <br />Early 2010 with fewer than 10 employees. In 2013 Boulder Creek purchased two <br />additional buildings (712 and 722 Main Street) to accommodate growth in the <br />company. Today Boulder Creek and its affiliate companies own and occupy 4 <br />downtown buildings (630 Front Street) and have over 80 employees. <br />As a fast-growing company and active corporate citizen of Downtown Louisville, <br />Boulder Creek has faced the challenge of obtaining needed office space several <br />times in the past seven years. Despite our growth and the lack of availability of <br />larger office space it has been our strong desire to remain in Downtown Louisville <br />where we can benefit from and support the small-town atmosphere. We have 25+ <br />employees who dine out for lunch daily. We have been a significant supporter of <br />the DBA and Street Faire every year since 2010 and we have significant business <br />operations in the City of Louisville. <br />The redevelopment of 712/722 Main Street into a mixed-use retail/office building <br />will provide Boulder Creek with the opportunity to consolidate office based <br />operations while providing over 5,000 Sq.
