Board of Adjustment <br />Meeting Minutes <br />September 20, 2017 <br />Page 6 of 7 <br />requirement for a 3 -foot side yard setback to allow a 0 -foot side yard setback to <br />construct an addition. <br />Ritchie verified the application to be heard that evening was complete, and was mailed <br />to surrounding property owners on September 1, 2017 published in the Boulder Daily <br />Camera on September 3, 2017 and the property was posted on posted on September 1, <br />2017. <br />Meseck moved and Stuart seconded a motion that all requirements have been satisfied <br />and the application submitted by the applicants has been properly filed. Motion passed <br />by unanimous voice vote. <br />DeJong asked for disclosures from the board members for any site visits, ex parte <br />communications, and any conflicts of interest or required disclosures on the application. <br />All Board members indicated they did not have any ex parte communications or any <br />conflicts of interest for the application. <br />Staff Report of Facts and Issues: <br />Ritchie reviewed the location of the property, noted the setbacks for the subject property and <br />the surrounding area, and summarized the proposal. <br />Staff Recommendations: <br />Staff found that all six criteria in Municipal code Section 17.48.110 were met and recommended <br />the Board of Adjustment approval of the variance request. <br />Commission Questions of Staff: <br />None heard. <br />Applicant Presentation: <br />Applicant: Nicole Ringelmann, 722 Pine St <br />Ringlemann mentioned to the board that the goal was to never alter the exterior of the home, <br />only the interior, and that she went through the process to get the property landmarked. <br />Ringlemann discussed the reasons for the 3 foot setback such as that the rear part of the house <br />is falling off the original part of the house. There is also a small bathroom in that portion of the <br />house with an extremely low roof, causing anyone taller to have to bend over in order to use the <br />shower in the bathroom The whole flooring in the rear part is also deteriorating and rotting. <br />Commission Questions of Applicant: <br />Campbell asked if the applicant purchased the property this year. <br />Ringelmann replied that she did. <br />DeJong asked if the yellow house directly beside it was the applicant's property as well. <br />Ringelmann said it was. <br />Public Comment in Favor: <br />None heard. <br />Public Comment Against: <br />None heard. <br />
