Historic Preservation Commission <br />Meeting Minutes <br />October 16, 2017 <br />Page 9 of 10 <br />Hartronft stated that the third -story elements were set back far enough that it was not part of the <br />street. <br />Cyndi Thomas stated that bringing back the storefront would be nice, that she liked the purple <br />building next to Huckleberry, and that the two-story buildings would blend with the street. She <br />stated that she hoped that the alleyway artwork shown in the graphics from the application <br />would become a reality. She added that she thought the density worked well. <br />Fahey agreed and stated that she liked the south section of the PUD and thought the plans for <br />the alley worked. She asked if the two-story elements could be done in a lighter color. <br />Hartronft stated that it was stained wood and they have different incarnations of lighter wood <br />stains, but that the property owner preferred the darker stain. <br />Haley stated that the pedestrian perspective in the application helped to assuage concerns over <br />third -story mass. She recommended that City Council consider where the City of Louisville was <br />going with the downtown in the future. She added that Boulder Creek should stay downtown <br />and that their sensitivity to the area was important. <br />Ulm asked staff if there was a limit to the square footage on three-story area on downtown. <br />Dean stated density was limited to a floor -area ratio stated in the Framework Plan. She stated <br />that the applicant not exceeding floor -area ratio. <br />Zuccaro stated there was no limitation on third -story buildings overall, other than as a <br />percentage of the building footprint on a lot by lot basis, but that all of downtown was limited to <br />475,000 square feet of development in total. He added that there is approximately 140-150,000 <br />square feet left for development. <br />Ulm asked if development was capped by a net square footage limit. <br />Zuccaro stated that it was the maximum for the downtown area. There are also limits on square <br />footage per lot, height limits, and other limits including on third -story buildings. <br />Haley asked for further comments. Seeing none, she ended the discussion. <br />ITEMS FROM STAFF <br />Upcoming Schedule <br />Ritchie stated that the Commission was likely having a probable cause hearing for landmarking <br />next month. She asked the commissioners to check their schedules for Thanksgiving week to <br />ensure the Commission had a quorum. <br />UPDATES FROM COMMISSION MEMBERS <br />Fahey asked about the Commission's plans for the local Saving Places Conference. <br />Zuccaro stated there is money in the budget for training and conferences. Staff planned to apply <br />for a grant to supplement the budget for the national conference. He stated that the grant would <br />need to be submitted before Lauren Trice returned in January 2018. <br />
