Historic Preservation Commission <br />Meeting Minutes <br />August 18, 2008 <br />Page 5 of 8 <br />McMenamin noted that without an estimate of the cost for renovation versus demolition, <br />it is hard to make a truly informed decision. However, the character of the building and <br />the fact that it is on the extreme west end of the lot would allow for a new building on the <br />east side of the lot that incorporated the old building into it. <br />Whiteman asked Grassi if she is familiar with the incentives for preservation the City has <br />to offer. <br />Grassi stated she was. She added that it seems odd that the Commission would like <br />hard cost estimates from her for renovation, but that the Commission is making some <br />guesses/assumptions on the age of the building and its architectural integrity. <br />Grassi added that the City gives no incentives for the preservation of interior spaces and <br />that this should also be taken into consideration. She added that she would be willing to <br />use a 180-day stay to discuss further options, but she feels it is unlikely that any <br />incentives the City has to offer would be enough to offset the costs of renovation. She <br />feels that demolishing the existing building and building a new commercial building is <br />likely how she will choose to proceed. <br />Lewis asked if there were any additional Commission comments. Seeing none, she <br />asked for a motion. <br />Koertje stated that it was a difficult decision for him, but he moved to place a 180-day <br />stay on the demolition because the site meets the following criteria: <br />• The building is likely eligible for local landmarking based on its architectural <br />integrity and possibly for its social history. <br />• The building would likely qualify as a contributing building in a historic district <br />McMenamin seconded the motion. A roll call vote was taken: <br />• Lewis -Yes <br />• Koertje -Yes <br />• Muckle - No <br />• Whiteman -Yes <br />• McMenamin -Yes <br />Lewis stated that by the vote of 4-1 the Commission placed a 180-day stay of demolition <br />on 824 South Place. She reiterated to the applicant the Commission's willingness to <br />work with heron the project. <br />Grassi thanked the Commission for hearing her and welcomes any other input. She also <br />invited members of the Commission to tour the site. <br />Lewis thanked the applicant for the offer. <br />Dan Corson, Colorado Historical Society, Certified Local Government Review <br />Corson explained that he was in attendance as part of a Certified Local Government <br />(CLG) review. The review is required once every four years and includes three items: <br />1. An inspection of records to see what/how files are made available to the public <br />2. A tour of local sites to better understand the local area and issues <br />3. Attending/reviewing a public hearing process <br />
