r a="4. <br /> RESOLUTION NO. 08 <br /> SERIES 2010 <br /> A RESOLUTION RECOMMENDING APPROVAL OF A RE-PLAT <br /> OF BLOCK 6 AND 7, OF THE NORTH END SUBDIVISION <br /> AND AN AMENDMENT TO THE GENERAL DEVELOPMENT PLAN <br /> AND FINAL PLANNED UNIT DEVELOPMENT, <br /> TO ALLOW FOR 16 SINGLE FAMILY DETACHED HOMES. <br /> WHEREAS, there has been submitted to the Louisville Planning Commission an <br /> application for approval of a re-plat of Block 6 and 7, of the North End Subdivision and <br /> an amendment to the General Development Plan and Final Planned Unit Development, <br /> to allow for 16 single family detached homes; and <br /> WHEREAS, the City Staff has reviewed the information submitted and found <br /> that, subject to conditions, the application complies with the Louisville zoning and <br /> subdivision regulations and other applicable sections of the Louisville Municipal Code; <br /> and <br /> WHEREAS, the Planning Commission held duly noticed public hearing on the <br /> application on April 8, 2010 where evidence and testimony were entered into the <br /> record, including without limitation the findings in the Louisville Planning Commission <br /> Staff Reports dated April 8, 2010; and <br /> WHEREAS, based on the evidence and testimony in the record, the Planning <br /> Commission finds that the application complies with the Louisville zoning and <br /> subdivision regulations and other applicable sections of the Louisville Municipal Code; <br /> and that said amended General Development Plan, final subdivision plat and final PUD <br /> should be approved, subject to the following conditions: <br /> 1. Add a note under the "PUD Dimensional and Bulk Standards"table (on sheet P-2) <br /> that states"70% lot coverage is permitted for lots under 4,000 SF. All lots 4,000 SF <br /> and above shall have a minimum lot coverage of 55%." <br /> 2. Add a note under Fencing Details on Sheet P-2 of the PUD that states: All fencing <br /> adjacent to public land shall be placed at least 1' inside the private property <br /> boundary and be owned and maintained by the private landowner or HOA. <br /> 3. Add the following notes to the Trail Modification Cross Section on Sheet 2 of the <br /> Final Plat and Concept Plans: <br /> a. All re-grading for trail modifications shall be re-seeded with the native <br /> seed mix specified on the original plans and follow all requirements of the <br /> Reclamation Standards for Disturbances on City of Louisville Open Space <br /> Lands. <br />
