RESOLUTION NO. 3, <br /> SERIES 2010 <br /> A RESOLUTION RECOMMENDING APPROVAL OF A ZONING REQUEST AND <br /> GENERAL DEVELOPMENT PLAN ESTABLISHING THE ZONING OF A 390.013- <br /> ACRE PARCEL OF LAND AS PLANNED COMMUNITY ZONE DISTRICT - <br /> COMMERCIAL (PCZD-C). <br /> WHEREAS, there has been submitted to the Louisville Planning Commission a <br /> request to zone a 390.013 acre parcel, known as the ConocoPhillips Campus, to <br /> Planned Community Zone District— Commercial (PCZD-C) in conjunction with the <br /> concurrent annexation of 79.922 of the total 390.013 acres; and <br /> WHEREAS, the City Staff has reviewed the information submitted and found it to <br /> comply with Louisville zoning regulations and policies, the principles and policies of the <br /> 2009 Citywide Comprehensive Plan, the requirements of the Planned Community Zone <br /> District chapter of the Louisville Municipal Code, and other applicable sections of the <br /> Louisville Municipal Code; and <br /> WHEREAS, the Planning Commission held duly noticed public hearings on the <br /> request on February 11, 2010 and February 25, 2010, where evidence and testimony <br /> were entered into the record, including without limitation the findings in the Louisville <br /> Planning Commission Staff Reports dated February 11, 2010 and February 25, 2010; <br /> and <br /> WHEREAS, based on the evidence and testimony in the record, the Planning <br /> Commission finds the application complies with Louisville zoning regulations and <br /> policies, the principles and policies of the 2009 Citywide Comprehensive Plan, the <br /> requirements of the Planned Community Zone District chapter of the Louisville <br /> Municipal Code, and other applicable sections of the Louisville Municipal Code, and <br /> that the zoning request and General Development Plan establishing the zoning of a <br /> 390.013 acre parcel of land as Planed Community Zone District Commercial (PCZD-C) <br /> should be approved with the following conditions: <br /> 1. Include a note on the GDP that states "Public land dedication of at least 12% will <br /> comply with section 16.16.060.B of the LMC." <br /> 2. Include a note on the GDP that states "Development will not exceed 2.5 million <br /> square feet." <br /> 3. The "Site Information" table should be amended to remove "Gross Property <br /> Area" and "Area within City and County of Broomfield". <br /> 4. Delete year references (i.e., "2008" and "1997") in Note 1 of General Notes. <br /> • 5. Modify GDP to show inclusion of Fire District parcel for PCZD zoning. <br /> 1 <br />
