SUMMARY: <br />The applicant requests a variance from Section 17.12.040 of the Louisville Municipal Code <br />to allow an increase in the maximum lot coverage from 20% to 26% for the construction of <br />a 176 square foot addition and 100 -square -foot covered deck. The subject property is 9,038 <br />square feet in area. The current lot coverage is 2,093 square feet (23.2% of lot area). With <br />the proposed addition and cover totaling 276 square feet, the lot coverage is 2,369 square <br />feet (26.2% of lot area). <br />BACKGROUND: <br />The subject property is zoned Residential Estate (RE) and located in the Hilltop subdivision <br />and Hilltop PUD. The existing home was constructed in 1987. The property is on the south <br />side of Tamarisk Street, adjacent to a PSCO easement and the Powerline Trail, and backing <br />to the Coyote Run Open Space. The area is residential in nature. The Hilltop subdivision <br />is zoned RE. As Tamarisk Street continues east, the properties are zoned PCZD-R, and <br />the Hillsborough West subdivision to the north is zoned Residential Low (RL). <br />09) <br />i k <br />pm -Ass • 1U!W eft 1(4, <br />saddleback <br />A,ding <br />The RE zone district requires a minimum lot area of 12,000 square feet and maximum lot <br />coverage of 20%. Per the Boulder County Assessor, the 71 residential lots in the Hilltop <br />subdivision range in size from 6,642 square feet to 15,160 square feet with an average lot <br />size of 9,417 square feet. <br />2 <br />
