This variance application exceeds the 8,000 square -foot lot size to process the application <br />as a Minor Impact Variance for property zoned RE, which allows requests for lots less than <br />8,000 square feet in size to have a lot coverage up to 30%. <br />The proposal complies with all setback requirements for the property, and all other zoning <br />development standards. <br />Comparison Area — Lot Coverages <br />Staff evaluated existing lot coverages for seven surrounding properties using Boulder <br />County Assessor data. The analysis included properties in the Hilltop PUD east of the <br />Powerline Trail. The lot sizes range from 6,869 square feet to 8,852 square feet, with an <br />average size of 7,917 square feet. The lot coverages on the properties range from 35.7% <br />to 17.4%, with an average lot coverage of 23.9%. <br />Fes'::-_ . r -' to er .} � a -511 <br />t 1 r__ <br />;1004, <br />REVIEW CRITERIA: <br />The BOA has authority to grant or deny a variance request based on the review criteria <br />found in Municipal Code Sections 17.48.110.B.1-6. The applicant has provided a written <br />analysis of the variance criteria (see attached Application Materials). Following is staff's <br />analysis of the criteria with recommended findings on each. <br />1. That there are unique physical circumstances or conditions such as irregularity, <br />narrowness or shallowness of lot, or exceptional topographical or other physical <br />conditions peculiar to the affected property. <br />Staff finds the unique physical circumstance is that the subject lot is 2,962 square feet <br />smaller than the minimum required lot size of 12,000 square feet. If the subject property <br />were 12,000 square feet in size, rather than 9,038 square feet, the resulting lot coverage of <br />2,396 from this request would be 19.7%, which complies with the 20% maximum lot <br />6 <br />
