The existing house was built in 1987. At this time, the lot size was smaller than what the applied zoning
allows.
5. That the variance, if granted, will not alter the essential character of the neighborhood or district
in which the property is located, nor substantially or permanently impair the appropriate use or
development of adjacent property.
The locations on the house where we are increasing the footprint are limited to single story height. In
this manner, the increased footprint will not contribute to the bulk of the house. The 3% increase is very
minor and will have no impact on adjacent properties. The increase in footprint complies with all
property setbacks.
6. That the variance, if granted, is the minimum variance that will afford relief and is the least
modification possible of the provisions of Title 17 of the Louisville Municipal Code that is in
question.
The requested variance would only allow for a very modest 3% increase in the lot coverage, but will
have a significant impact on the function, livability, and street presence of the house. The requested lot
coverage is still well below what is allowed in the R -L zone district.
Thank you for your consideration of this request for a lot coverage variance. We look forward to your
response.
Regards,
Jesse and Ann Castro, Owners
Chris Gray, Architect/Applicant
