With the new deck, together with the existing home, the lot coverage <br />is 2,242 square feet (27.1 % of lot area). <br />BACKGROUND: <br />The subject property is zoned Residential Estate (RE) and located in the Meadows at Coal <br />Creek subdivision and Meadows at Coal Creek PUD, both approved in 1992. The existing <br />home was constructed in 1999. The property is on the east side of Orchard Drive, and backs <br />to the Powerline Trail. The area is residential in nature. <br />The RE zone district requires a minimum lot area of 12,000 square feet and maximum lot <br />coverage of 20%.
