Louisville Historical Museum
Department of Library & Museum Services
City of Louisville, Colorado
February 2017
u Cityof
Louisville
COLORADO - SINCE 1878
836 Lincoln Avenue History
Legal Description: Lots 19-22, Block 5, Pleasant Hill Addition
Year of Construction: circa 1907
Summary: Members of the Viggers family owned the property at 836 Lincoln from 1907 until
1977. They were also longtime residents of the property.
Development of the Pleasant Hill Addition
The subdivision in which this house is located, Pleasant Hill Addition, was platted in 1894. It was
developed by Orrin Welch, the half-brother of Charles C. Welch, who started the Welch Mine
and played a prominent role in the founding of Louisville. In 1906, Orrin Welch conveyed
ownership of numerous lots in the Pleasant Hill Addition to his sister-in-law, Jeanette Welch,
who was the wife of Charles C. Welch. She then sold off the lots to different people.
Viggers Family Ownership, 1907-1977; Date of Construction
In 1907, Jeanette Welch sold these lots in question to Charles Viggers, Jr. Members of the
Viggers family then owned 836 Lincoln continuously for seventy years, until 1977. For its earlier
history, the property was particularly associated with two generations of the family: Charles, Jr.,
and his wife and family, and Charles, Sr., and his wife.
Charles Viggers, Jr. (1880-1963) was born in Staffordshire, England. He and his parents came to
the U.S. and lived for a time in a coal mining area of Polk County, Iowa. His parents were
Charles Viggers, Sr. (1848-1928) and Frances Gibson Viggers (1852-1929). Charles, Sr. worked as
a mining stationary engineer. In 1902, Charles Viggers, Jr. married Maggie Smith (1885-1958).
She was from Colorado. Census records indicate that Charles, after working as a coal miner in
Iowa, worked as an ice dealer and a farmer in Colorado.
The 1948 Boulder County Assessor card for this property gives 1910 as the year of construction
of this house. However, the Boulder County Assessor's Office website gives 1905 as the date of
construction. Boulder County has sometimes been found to be in error with respect to the date
of construction of Louisville buildings, so other evidence is looked to, particularly in cases like
1
