Louisville Historical Museum <br />Department of Library & Museum Services <br />City of Louisville, Colorado <br />October 2016 <br />La <br />City0r <br />Louisville <br />COLORADO • SINCE 1878 <br />732 Grant Avenue History <br />Legal Description: Lot 3 & north % of Lot 4, Block 7, Pleasant Hill Addition <br />Year of Construction: circa 1895 <br />Summary: The Hutsell family moved this house to the side yard of their home at 728 Grant in <br />the early 1950s. They subdivided their property and this became 732 Grant. According to the <br />Boulder County Assessor card, it was moved from Green Mountain St., which is the current <br />location of buildings on the University of Colorado campus. <br />Development of the Pleasant Hill Addition <br />The subdivision in which this house is located, Pleasant Hill Addition, was platted in 1894. It was <br />developed by Orrin Welch, the half-brother of Charles C. Welch, the man who started the <br />Welch Mine and played a prominent role in the founding of Louisville. <br />History of 728 Grant (Original Parcel) <br />The parcel which now consists of both 728 Grant and 732 Grant was originally Lots 3, 4, and 5, <br />Block 7, Pleasant Hill Addition. The house at 728 Grant is believed to have been constructed in <br />about 1904, and the property at what is now 732 Grant was the side yard. The first owner, after <br />the developer, was John Unger, from 1904 to 1907. Next, Harry Van Mater and the National <br />Fuel Company owned it until 1936. The next owners were Joseph Koeppler in 1936, then <br />Minnie Rockley from 1936 to 1945. Lester and Lillian Hefton also owned 728 Grant in 1945. <br />William & Flora Hutsell Ownership of 728 Grant and 732 Grant; Date of Construction of 732 <br />Grant <br />William Hutsell (1897-1976) and Flora Runyan Hutsell (1901-1985) purchased 728 Grant in 1945 <br />and made it their home with their children. William Hutsell worked as a coal miner. <br />1 <br />
