Planning Commission <br />Meeting Minutes <br />October 11, 2018 <br />Page 16 of 17 <br />Brundage stated that there would be a protruding awning for 2 feet overall, 1 foot over <br />the sidewalk. There was no tenant agreement in the space, but it could be retail, a <br />restaurant, or office. <br />Williams asked if they had considered awning designs that reflected the other awnings <br />in downtown. <br />Brundage responded that they wanted to create an integrated design that was more <br />permanent than typical awnings. Andrews added that they wanted to go back to the <br />modern roots of the building. <br />Howe asked if both of the buildings were fiber cement board. <br />Brundage confirmed that they were, but the larger building would keep its stucco facade <br />with an updated finish. <br />Brauneis asked for additional questions for the applicant or staff. <br />Moline asked about the width of the horizontal siding. <br />Brundage stated that it was to coincide with the past CMU dimensions. <br />Howe asked about the advantages of fiber cement board over stucco. <br />Matt replied that it was very little maintenance and that it held the color over time. <br />Andrews added that it would be part of a rain screen assembly, which would have a <br />backing wall of CMU with a metal standoff and a fiber cement panel outside of that. This <br />left a breathable membrane behind the wall which was more durable and allowed for <br />better temperature regulation. <br />Howe asked if they were considering alternative energy updates as they renovate the <br />building. <br />Matt replied that they were bringing energy use up to Municipal Code. <br />Brundage replied that the owner was interested in sustainability but also wanted to <br />make sure any changes would be economically feasible. <br />Rice made a motion to enter the materials into the record. Moline seconded. Voice vote. <br />Motion passed unanimously. <br />Brauneis asked for commissioner comments. <br />Williams noted that the HPC approved it unanimously. She added that it did not seem <br />conducive to use as a restaurant. She stated that she would approve it since it improved <br />the downtown. <br />18 <br />
